Located on Delta Island, on Arroyo Espera 464, this property spans 16,500 m² of land, surrounded by parkland and native vegetation. It is a rustic island house constructed of wood and adobe in 1890 and renovated in 2017 to become three independent cabins.

The two single‑room cabins feature rear entry via an individual terrace. Upon entry a fully equipped kitchen is found, and to the left a full bathroom with shower. The living area, spacious, bright, and well ventilated, is fitted with heating/cooling air conditioning and has a balcony overlooking the river, completely independent of the other units.

At the rear of the complex there is a separate kitchen and full bathroom intended for external use and for the units.

The land is supplied with a water system that includes a 2,000 L cistern and a 3,000 L elevated tank, as well as a septic liquid treatment plant (biodigester).

In the front zone there is a 12 m² jetty built in 2019, fully illuminated, and a 2022 terrace over Arroyo Espera, with a bench that spans its entire length. The front offers open views of the riverbank and native woodland, with excellent sun exposure.

At the rear, after a 2,000 m² cleared and landscaped area, an approximately 14,500 m² virgin forest extends. In the landscaped sector there is a 20 m² covered patio equipped with three grills and electric lighting, and a few meters further back a 7 m diameter, 1 m deep pool, with a 2,000 L cistern system and filtration pumps for conventional use. The pool features a terrace, a bench, and lighting (solarium).

The island has a gate system that prevents water ingress during floods, and the property exclusively includes an artificial lagoon and an irrigation canal that traverses much of the land.
