A 40-hectare island located on the El Durazno waterway and the Chaná canal, five kilometers from Bajos del Terror, in the second section of the Delta Islands of the Paraná, within the San Fernando Partido. The property offers a frontage of 1,000 meters on the El Durazno waterway, with beautiful sandy beaches and its own pier. The possibility of establishing a private neighborhood with municipal approval from San Fernando is contemplated.

Access is made via collective boats departing from the Tigre river station or with a private vessel. The land has electrical service throughout the island, its own pier, sandy beaches, and two natural lagoons. The vegetation includes fruit trees, poplars, eucalyptus forests, and ligustrum. A restaurant building is underway, with an impressive 25-meter boat as the front. Behind the boat there is a 3-inch wooden deck measuring 20 by 10 meters and foundations for another 10 by 20 meter barbecue area. The bathrooms are unfinished and have four showers, four toilets, and dressing rooms.

In the heart of the island, a few meters from a stream, are four houses built on railroad sleeper foundations ( quebracho), designed by an artist in a rustic style. The reed fields and trails allow the island to be traversed by motorcycles and ATVs.

The houses are as follows: the main house, two stories, covers approximately 130 square meters and has a 4 by 10 meter barbecue area equipped with a grill and a clay oven. The second house, also two stories, covers about 48 square meters and is located on the Pescadores River; it has a paved balcony with a wooden deck, a bathtub, and an outdoor shower. The third house is a 10-square-meter single-room building constructed on a tree and accessed via a hanging bridge. The fourth house, a single-room to be finished, has an approximate area of 50 square meters.
